For property managers & specialty contractors
Stop chasing certificates of insurance.
Send your vendors one link. ChaseCerts reads the COI, checks it against your requirements, and chases the renewal before anything lapses — so your spreadsheet, your calendar reminders and your Friday afternoons are free.
- No vendor logins
- Flat price, unlimited vendors
- No sales calls
The problem
Tracking COIs by hand quietly breaks.
The spreadsheet goes stale
A tab with 60 vendors and a column of expiration dates. It is only correct on the day someone updates it, and nobody updates it on a Friday.
Chasing is a part-time job
Email the vendor. They forward it to their agent. The agent sends a certificate three weeks later. Repeat, fifteen times a month, forever.
One lapse is expensive
An uninsured vendor on site when something goes wrong, or an owner audit that finds four expired certificates, costs far more than the time you spent tracking them.
Under twenty vendors, a spreadsheet is fine. Somewhere past twenty-five it stops being fine, and the person who notices is usually the one holding the expired certificate.
How it works
Three steps, and then it runs itself.
- 1
Send one link
Add your vendors, pick what coverage you require, and send. Each vendor gets an email with a link — no account, no password, no portal to learn. They can forward it straight to their insurance agent.
- 2
We read the certificate
The vendor uploads the ACORD 25 PDF. ChaseCerts pulls out the coverage types, policy numbers, limits and expiration dates, and checks them against your requirements. You confirm the reading in one click — we never silently trust a scan.
- 3
We chase the renewal
Sixty, thirty, fourteen and seven days out, ChaseCerts emails the vendor for you. Your dashboard stays green, and you get one weekly digest of everything expiring in the next month.

Why this one
Built for the part that actually hurts.
No vendor logins
Vendors will not create an account in your portal. The ones who try will forget the password by next renewal. A link works the first time, every time.
Flat price, unlimited vendors
Most tools charge per vendor, so growing costs you more. One price here, whether you track 25 vendors or 250.
You confirm every reading
Automatic extraction is fast and occasionally wrong. Every upload lands in a review queue with the PDF beside the extracted fields, so the data you rely on is data a person approved.
No sales call to see the price
Sign up, import your vendors, send your first requests the same afternoon. The price is on this page because that is where it belongs.

One flat price. However many vendors you have.

FAQ
Straight answers.
Do my vendors need to create an account?+
No. They get an emailed link that opens a mobile-friendly upload page. It tells them in plain English what coverage you require and lets them upload the PDF or forward the request to their insurance agent.
What if the certificate is a scanned image, not a real PDF?+
Most ACORD 25s come out of an agency system as text PDFs and read cleanly. Scans and photos go through an OCR pass instead. Either way the result lands in your review queue with the source document beside it, so you catch anything the reader got wrong.
Does ChaseCerts verify coverage with the insurance carrier?+
No, and we will not pretend otherwise. ChaseCerts tracks the certificates you are given: what they say, whether they meet your requirements, and when they expire. Live carrier verification is an enterprise feature at an enterprise price.
Can I set different requirements for different vendors?+
Yes. You build requirement templates — a roofer needs different limits than a landscaper — and assign each vendor a template. Compliance is checked against that vendor's template.
What happens to my documents?+
Original PDFs are stored for as long as your account is open. The audit trail is half the value of tracking this at all, so we do not delete history on you.
Is it ready today?+
Not yet — we are talking to property managers and contractors first and building against what they tell us. Founding customers get $29/month locked for a year, direct access while we build, and real influence over what ships first.
